Question:
B has been leasing A's house and has made an offer to buy it. A has agreed to B's offer and B says he must go to the bank to arrange finance but in the meantime B says he would like to make some improvements to the property. A writes to B confirming that B has permission to paint several rooms. B later writes to A confirming that the bank will lend B the money to buy the house.
Is there an enforceable agreement between either or both of the parties?

Answer: I believe there is enforceable agreement. Oral agreement is considered a contract. Furthermore, there were further evidence to show that B is interested in the property by painting the house which A allowed. B also wrote back to A saying that the bank will lend the money to B to buy the house.
Answer 2: it all depends on the current legislation used in your country... so I can't really answer but here. If it's not written down on a legal paper and approved by a notary, it doesn't work.
It means that if the rightheous paper were not signed, A gets a freshly painted house for 0$ if he decides not to sell the house anymore... that is if I understood the question correctly.

I think this is a bad idea coz everyone goes to different colleges, unless it's highschool homework, then be a pirate and don't do it. Yarrrr! :p
